Planning Context

The Site is located adjacent to the defined settlement boundary of Broyle Side, which is considered in the context of Ringmer being closely related both in terms of proximity and also functionally.

The Site is not subject to any landscape or ecological designations. The Site does not include nor is adjacent to any identified heritage assets. The Site is therefore relatively unconstrained in policy terms.

This Site is not currently allocated for development in the Adopted Local Plan (which comprises the Adopted Core Strategy, 2016, and the Local Plan Part 2, February 2020), which is now out of date.

Lewes District Council is currently in the process of preparing a new Local Plan where the Council is required to plan for 656 homes per annum to meet identified housing needs.

The Site is being promoted for development through the review process.

In addition, the Council is required to demonstrate a 5yr supply of housing. It can currently only demonstrate 2.6 years.

There is therefore a dire need for market and affordable housing, which the proposals will significantly contribute towards.
